Link between protein and aggressive, recurring prostate cancer discovered

ScienceDaily (Aug. 27, 2012) ? In a study to decipher clues about how prostate cancer cells grow and become more aggressive, Johns Hopkins urologists have found that reduction of a specific protein is correlated with the aggressiveness of prostate cancer, acting as a red flag to indicate an increased risk of cancer recurrence.

Their findings are reported online in the Proceedings of the National Academy of Sciences on Aug. 27, 2012.

The team focused on a gene called SPARCL1, which appears to be critically important for cell migration during prostate development in the embryo and apparently becomes active again during cancer progression.Normally, both benign and malignant prostate cancer cells express high levels of SPARCL1, and reduce these levels when they want to migrate. The team correlated this reduction or "down regulation" of SPARCL1 with aggressiveness of prostate cancer.

"Our findings should allow physicians to not only pinpoint those patients whose cancers are destined to return after surgery, but could also reveal a potential new option for treatment," says Edward Schaeffer, M.D., Ph.D., an associate professor of urology, oncology and pathology at the Johns Hopkins University School of Medicine and co-director of the Johns Hopkins Prostate Cancer Multidisciplinary Clinic.

In their study, Schaeffer and lead investigator Paula Hurley, Ph.D., also found that SPARCL1 seems to play a role in predicting tumor recurrence in a number of other diseases including bladder, breast, colon, rectum, tongue, lung, skin and ovarian cancers.

The team is now working to decipher the specific mechanism that controls the gene in hopes of

developing a treatment that can reset SPARCL1 to normal levels and potentially prevent a patient's cancer from recurring. Hurley is currently investigating novel genes that are not only prognostic of lethal prostate cancer but also contribute to prostate cancer progression to metastasis.

According to the American Cancer Society, about 240,000 men in the United States are expected to be diagnosed with prostate cancer this year; the majority are over age 65.The disease is the second leading cause of death among U.S. men. An estimated 28,000 men in the U.S. will die of prostate cancer this year.

"While many of our patients are initially cured with surgery, some inexplicably have their cancers return," says Schaeffer. "We are working to identify patients at higher risk of recurrence and our ultimate goal is to develop new treatments that would prevent the return of the cancer."

InFocus Magazine ? Home on the Range

When Marc Vance was a boy he told his parents that one day he would own a ranch.? His much-talked about dream, however, was a vision of vast prairie dotted with cattle.? A herd of bison peacefully grazing in lush fields on Vancouver Island never factored into the equation.

?When I get up in the morning and look out the window, I practically have to pinch myself because it still seems surreal,? says Vance as he gestures toward the fields of Island Bison ranch in Black Creek.? ?I am so lucky to live here with my family!?

The panoramic view features a beautiful new home set against a backdrop of towering Douglas fir trees, a welcoming farm gate store, a couple of big barns and steel holding corrals.? As if that wasn?t idyllic enough, there is also a herd of American buffalo?more commonly referred to in Canada as ?bison??shuffling about peacefully under a hot summer sun.? If there is a heaven on earth this just might be it.

One of the reasons Vance is so captivated by this lifestyle is that he and his family are still relatively new to both Vancouver Island and to the ranch.? Vance and his wife Lisa, their four children Taylor (15), Tanner (12), Chase (9) and Laney (5), along with Lisa?s parents, Dick and Carol Watson, moved here from Langley just last year.? The Island Bison Ranch, however, has been here since 2004.? How both came together are equally interesting stories.

?We have owned and operated a successful closet organizing business in Langley called Sunburst Shutters, Blinds and Closets since 1997,? explains Vance.? ?In 2004, we moved from the city to a three-acre hobby farm.? I thought that I was finally going to be able to become a rancher? albeit on a very small scale.? My dream was shattered when we brought home two calves and I discovered that I was severely allergic to cattle. I suffered an acute anaphylactic reaction and almost stopped breathing.? The calves had to go and, in their place, came a few sheep, goats and chickens.

?While we loved our little farm, it was not exactly my idea of ranching,? Vance adds with a laugh.? ?Later, following a hunting trip to northern BC, I discovered that I am not allergic to bison, so a small seed of hope was planted.?

About the same time that Vance was in Langley and coming to terms with his severe cattle allergy and resultant squashed dream, another man?s dream was becoming a reality. ? On Vancouver Island, Delton Henrich was thrilled that his first shipment of 50 bison had arrived on his new ranch.

Henrich had started farming as a teenager and developed a large dairy farm with his family.? Twenty years later, he embarked on a career in the coastal logging industry, working as a falling contractor for 25 years.? In 2002, after retiring from ?the woods?, Henrich purchased land from Timberwest Forest Products and set out to turn the heavily forested land into his very own ?field of dreams?.

It took two years to clear the land, create the pastures, install fencing and build corrals.? By 2004, Henrich became the first person on Vancouver Island to have a bison farm, simply named ?Island Bison.?

In the summer of 2009, circumstance (combined with poor directions) resulted in Marc Vance and his son Chase accidentally driving by Island Bison on Hamm Road in Black Creek.

?I was on Vancouver Island to install a closet system,? recalls Vance.? ?We were hopelessly lost and just happened to drive by this field full of buffalo.? That got me dreaming again!? I decided to call the owner to inquire about it.? At the time, I had no idea that Delton Henrich had put Island Bison ranch up for sale.? One week later, Lisa and I came back to Vancouver Island to check out the farming operation and the local church.?

The Vance?s belong to the Church of Jesus Christ of Latter Day Saints and, if they decided to move here, having the on-going support of an extended church family was vitally important to them. Not surprisingly, the faith community welcomed them with open hearts.? While leaving behind their Langley congregation would be difficult, knowing they would be welcome here was an important factor in their decision to relocate.

Before they began negotiations to buy Island Bison, the Vance family held a family council.? They discussed whether or not they should take a leap of faith, sell the Langley area hobby farm, and move to Vancouver Island to raise bison.? The entire family shared Marc?s excitement.? The ?For Sale? sign went up on their Langley property and the Vance?s were committed to move to Black Creek.

The purchase of Island Bison included the 110-acre property, all infrastructures, and the bison herd.? There were no living accommodations on the farm at the time.? They took possession in April, 2011.? They leased an addition 43 acres from Henrich and are now in negotiations to purchase that property as well.

Marc and his in-laws moved to the Island immediately after the sale closed, boarding with members of their church while they learned to run the ranch and build a house on the property.

?It was a real learning experience,? says Vance.? ?We had to learn everything.? I didn?t even know how to drive a tractor!? We were working from 7 am until 10 pm every day.? It was both exhausting and exhilarating!?

The new home, with carriage house accommodations for grandma and grandpa Watson, was finished by August of last year and the rest of the family moved here soon after.? Raising bison is now a family affair.

?I still travel to Vancouver a couple of times a month to oversee business operations there,? says Vance. ?And Dick and I do most of the work connected with the bison and operating the farm.? Lisa and Carol help with the office and organizing sales at the farmers? markets in Courtenay and Campbell River, as well as direct marketing to retailers and restaurants.? The kids help where they can and have started their own little business making pet treats from bison by-products.?

After extensive research on raising bison, and plenty of guidance from other bison breeders in Canada, Marc Vance was committed to raise the bison based on a ?hands off? management philosophy.? Unlike cattle and other domesticated farm animals that may need hands-on attention, bison are still wild and do best when left alone.? The Island Bison buffalo roam freely in the pasture and adjacent wooded areas.? They breed, give birth to their calves, and mingle in a herd much like their plains-roaming ancestors did.

While they may be in captivity, you can never forget that they are still wild animals that can be aggressive at times and very protective of their young.? Considering that a full-grown adult bison can weigh upwards of 2,400-pounds, they can be very dangerous? and fast!? A bison can go from a standstill to 55 kilometres per hour charge in just three steps!

When circumstances require that the bison be handled, every aspect of the human interaction is done as calmly as possible.? The bison are lured into the holding corrals with hay and then guided slowly through a zigzag series of alley-ways until they get to a special bison ?squeeze? where they can be safely examined and handled for ear tagging, weighing or pregnancy checking.

?The hydraulic-controlled Berlinic Handling System we use was developed using input provided by Temple Grandin, an autistic woman who achieved word-wide recognition for her insight into animal behaviour and the development of humane animal handling facilities,? says Vance.? ?Whenever we are working with the bison we have to be absolutely certain it is safe for both man and beast.? We would never, for example, use a cattle prod or whip to get a bison to move.? Instead, a simple paddle filled with pebbles is used.? We calmly shake that by their heels a couple of times and they quickly move forward because, to a bison, it sounds like a rattlesnake!?

The Vance?s bison herd consists of about 75 adults, 25 calves and another 10 or so calves that will be born in the coming weeks.? The bison are 100 per cent grass fed and they drink water from natural springs on the property.? The only supplement provided is a special kelp meal that supplies additional vitamins and minerals.

The bison are not routinely treated with antibiotics and never receive growth hormones.? Each animal is identified with an ear tag and a microchip so that in the rare case where antibiotics may be used to treat an infection, the individual can be tracked to ensure it is excluded from the meat supply chain.

Bison are ready for butchering at about 18-24 months of age, when they weight about 1,000-pounds.? A dressed carcass produces about 500 pounds of prime meat cuts, as well as cuts more suitable for processing into sausages and pepperoni.

While many of the young bison may eventually be harvested, there is one special bison that will likely spend the rest of his days roaming the Black Creek ranch.? ?Bob? is a castrated male bison about four years old, bought from a ranch in Pincher Creek, Alberta and introduced to the herd last fall.? Bob was hand-raised and had become quite tame?for a wild buffalo?but he had become too big to be a pet.

?I had no idea what I would do with Bob, but I couldn?t resist bringing him home to be our mascot,? Vance sheepishly admits.? ?Turns out, because he has some trust of humans, Bob has a calming effect on the entire herd and is especially helpful when we separate cows and calves so we?ve nicknamed him ?Bob the babysitter.? Bob usually comes when called and the other bison follow him.? This allows us to take a close look at the herd, which is a great because they are normally very wary of humans. ?

There is one bison on the ranch, however, that can be touched? at least for now.? Her name is Ginger and she is an orphaned calf.? Lisa Vance invites me down to the barn for the afternoon bottle-feeding so I can meet her.

Along with an entourage of farm visitors, I peek through the fence rails and see the three-week-old baby bison and two six-week-old Asian water buffalo calves named Wallie and Ollie.

?Ginger was born on the ranch but was orphaned when her mother was mortally wounded in an altercation with another bison,? says Lisa.

?Because bison are herd animals, she would have failed to thrive on her own, so we bought Walley and Ollie from the McClintock?s Dairy Farm in Dove Creek to keep her company.? They sell buffalo milk to Natural Pastures Cheese factory.? Ginger will eventually be introduced back into the herd but we plan to raise the water buffalo and train them to pull a cart.? We thought it would be fun to have them on the farm so that visitors can see the difference between a true bison and a buffalo.?

Wallie and Ollie are released from the confines of the pen and scamper over to enthusiastically drink their milk, much to the delight of the kids holding the milk bottles. I am invited to enter the pen and feed Ginger her lunch.? While the she may still have a wild instinct, her will to survive outweighs instinctive caution.? She does not hesitate to come for her bottle and guzzles it down with remarkable speed. Then she starts bouncing around the pen with what I can only assume is a mixture of playfulness and wild abandon.? Cute as she is, I think it was wise to leave her alone to kick up her heels without me as a target!

For me, the experience of bottle-feeding a baby bison was a thrill.? For the Vance family it has become part of the daily chores? but always a fun one. ? As on any farm, every day brings both moments of joy and unique challenges, but the Vance family wouldn?t trade it for anything else.? They are thrilled with their new life? and are at home where the buffalo roam.

Bill would expand fertility coverage for veterans

WASHINGTON (AP) ? The roadside bomb that exploded outside Andrew Robinson's Humvee in Iraq six years ago broke the Marine staff sergeant's neck and left him without use of his legs. It also cast doubt on his ability to father a child, a gnawing emotional wound for a then-23-year-old who had planned to start a family with his wife of less than two years.

The catastrophic spinal cord injury meant the couple's best hope for children was in vitro fertilization, an expensive and time-consuming medical procedure whose cost isn't covered by the Department of Veterans Affairs. Robinson and his wife were forced to pay out of pocket, with help from a doctor's discount and drugs donated by other patients.

A bill being considered in the Senate would expand the VA's medical benefits package so other veterans, and their spouses or surrogates, don't have to bear the same expense. The department currently covers a range of medical treatment for veterans, including some infertility care, but the legislation specifically authorizes the VA to cover IVF and to pay for procedures now provided for some critically injured active-duty soldiers.

The bill's meant to help wounded veterans start families as they return home from war and to address a harrowing consequence of combat that can radically change a couple's marriage but receives less attention than post-traumatic stress disorder and brain injuries.

"It's common sense: a male veteran cannot have a kid by himself. It doesn't happen. They need obviously to have it with their wife or a partner," said Robinson, of Florence, N.J., who is now 29 and was injured in a 2006 explosion in Al Anbar province. "So for the VA to say, 'Oh, we can only cover this part of it,' it just kind of doesn't make sense."

In vitro fertilization, the process of mixing sperm and eggs in a laboratory dish and transferring the resulting embryo into a woman's uterus, costs thousands of dollars and each cycle can take weeks. It's physically taxing too, requiring hormone injections and other invasive steps, and can take multiple tries to produce a viable pregnancy. For many wounded veterans, it represents the most promising option.

More than 1,830 veterans of the wars in Iraq and Afghanistan have suffered pelvic fractures and genitourinary injuries since 2003 that could affect their abilities to reproduce, according to Pentagon figures provided to Sen. Patty Murray, the bill's sponsor and chairwoman of the Senate Veterans Affairs Committee.

"Because they served our country, they now can't have a family, which is part of their dream," said the Washington state Democrat, who hopes the committee will act on the bill after returning from August recess. "I think we now have a responsibility to not take that dream away."

Combat injuries can dampen a soldier's ability to have children in any number of ways, said Mark Edney, a Maryland urologist and Army reservist who treats veterans. For men, a blast to the genitalia can harm sperm-producing testicles, while a spinal cord injury can cause erectile dysfunction or ejaculatory problems. For women, shrapnel can injure the pelvis and fallopian tubes, preventing fertilization.

Although expertise exists to help them become parents, Edney said veterans with fertility problems form a "relatively small subset of patients that are just forgotten in terms of policy."

The legislation would likely have helped spouses like Brenda Isaacson, who said the VA's insurance plan covered the cost of recovering sperm from her husband, Chuck ? an Army staff sergeant paralyzed by a 2007 helicopter crash in Afghanistan ? but not the more than half-dozen IVF attempts the couple underwent before finally having a daughter nearly a year and a half ago. She bristled at being told by officials that infertility services were not medically or psychologically necessary.

"You tell that to a man who's just been wounded ? that it's not psychologically necessary to have children ? when that's all we'd talked about, having babies," she said.

The proposal comes as technological improvements have made IVF a more common ? and reliably successful ? way to have children, with the number of births as a result of it and similar procedures rising in the past decade. It's more openly discussed in popular culture, too, from television talk shows to celebrity magazines. And the VA is becoming more sensitive to family health concerns as it encounters younger veterans trying to start post-war lives, said Patty Hayes, the agency's chief consultant for women's veterans' health.

"The culture has changed. There's a lot more veterans who need this," she said, adding that the VA was looking closely at expanding infertility treatment options.

The VA says it already covers some fertility services, including counseling, diagnostic tests and intrauterine insemination ? a method of artificial insemination ? for the veteran. But that leaves out many veterans and their spouses whose best hope for pregnancy is the more physically rigorous, but also more reliable, IVF process, where the average cycle costs $12,400, according to the American Society for Reproductive Medicine.

The process can be especially vexing for military couples coping with life after a catastrophic injury and trying to establish a new normal, said Barbara Cohoon, deputy director of government relations for the National Military Family Association, a nonprofit advocacy group.

"When someone has an injury and they're paralyzed from the waist down, being able to reconnect emotionally and physically as a couple is part of the therapy," she said.

The Defense Department recently made IVF a covered benefit for active-duty service members who are either seriously ill or catastrophically injured, with a policy that allows for coverage of three completed IVF cycles for the soldier's spouse, said spokeswoman Cynthia Smith. She said artificial insemination using donated sperm or eggs is excluded under its policy.

Robinson, the now-29-year-old Marine who suffered the broken neck, said he started exploring ways to have children ? something he and his wife had always discussed ? during an extensive rehabilitation process.

They tried artificial insemination, which didn't work because of poor sperm quality resulting from his injury. They spent $6,000 of their own money on IVF and got pregnant on the first try ? and now have 8-month-old twins Collin and Leah.

"Everyone deserves to have a chance at a family. We were able to save the money and stuff like that. But maybe for someone who isn't able to do that, I would hate to see that they don't have that option," he said.

Tracy Keil used IVF to conceive her twins after her husband, Matt, was shot in the neck in Iraq in 2007 and rendered a quadriplegic, six weeks after they wed. The couple was able to save the thousands of dollars needed for treatment because they live mortgage-free in a custom-made home designed by a nonprofit that builds houses for disabled veterans and their families. She's since become a leading advocate for the legislation, testifying on it this summer before a Senate committee.

"I agree with the fact that they had other hurdles to get over first, especially with PTSD and suicide and traumatic brain injury. They had other things that were just plain more important," Keil said of the VA. "But now we're at the point where those programs are in place and it's time to address this issue."

The real stupidity is choosing a fight gym as a target in the first place. Gyms don't normally deal with a ton of cash, and any item of value would be large and difficult to move. Oh, and there may be trained fighters waiting for you.

Fantasy Football Draft Preparation ? DOs and DON?Ts for Steeler Fans

As fans of the Steelers scattered throughout the world it is important that we take a moment to adequately prepare for our upcoming fantasy drafts. We are near the top in our knowledge of football and our love for our team knows no bounds. But as fantasy football owners we must protect ourselves against ourselves. And therefore, I have created a list of DOs and DON?Ts to help you navigate the minefield of being a Steeler fan on draft day ? both envied and hated throughout the land.

Star-divide

First of all you must remember that a good year for the Steelers does not equate to a good fantasy year for any of its players. You must also remember that a Steeler win and a good season is always more important than your fantasy team. That said, your head must be in the right place on draft day. I know you are upset at the projections for Ben?s production and the ADP (average draft position) for all other Steelers offends you? I also know you know we never win big or fancy or with gaudy numbers ? and we don?t care. But your heart is telling you that this year we can have both. On draft day you must squash those feelings? and be smart. Use your head!

DOs

BE TRUE FAN.

You must. Not you shall, or you should, or you may? you MUST have at least two Steelers on your roster. You can do this effectively and with great success if you remain patient. This loyalty may cost you a few roster spots but it is a small price to pay to be a true fan. It is acceptable to pick up these two players in the later rounds as backups. They do not have to start each week ? they simply need t be on your team.

Secondly, If you are not living in the Pittsburgh area your team name must have a Steeler or Pittsburgh connection. (I?m in Delaware my team name is DE Stillers). You must represent at all times.

HAVE A POKER FACE. I realize this is difficult with your team name and the wearing of your new Antonio Brown jersey to the draft (even when you draft remotely), but you cannot let everyone in the draft know you covet Steelers. You can throw them off by coveting their team?s guys. Try saying, ?I think this is Maclin?s breakout year? or ?Malcolm Floyd is going to explode this year?. Be careful? those statements may prove too. Better be safe and talk up Flacco.

DON?Ts

DON?T BE A HOMER. Now this is critical. Your heart will tell you that a Redman/Mendenhall combination is lethal and that Miller under Haley will become Gonzales. This will cause you to overvalue and reach. Redman/Mendy combo might be good and Miller might be ok too? but good in fantasy does not win you championships.

DON?T BE A TURNCOAT. There is no reason to have anyone from the AFC North on your roster. You cannot put yourself in a position where you are rooting for your fantasy team against your team team. The Orthodox version of this rule also excludes Cowboys and Raiders if you are over 45 and Patriots if you are under 35 ? all 3 if you are between 36 and 45. (I?m 42). Dispensation can be granted if you can show just cause and have the appropriate number of Steelers.

DON?T BE A HOMERCOAT. This is the guy who drafts the Steelers Kicker. Please do not do this. We cannot have you cheering for a failed red-zone attempt only to settle for a FG. Plenty of teams will fail in the red-zone and settle for FGs ? Jets, Eagles, and Colts to name a few.

DON?T LISTEN TO YOUR TRIVIA. You will recall senseless facts about the Steelers like Rainey running a 4.24 or Redman?s legendary TDs in training camp goal-line drills? You have too much Steeler knowledge and it makes all other players seem slow and inept at the goal-line.

DON?T BE TOO COOL. You shall not refer to all Steelers by their nicknames while using the regular names for every other player. When discussing the Steelers DST do not mention Deebo or Big Snack. Big Ben and Young Money are off the table too. This gets old fast and makes more enemies of the Steelers.

DON?T BE TOO FORMAL. Conversely to the above rule, you shall not refer to all Steelers by their first, middle, and last names while referring all other players by their regular names. It is acceptable to do this once and only once? For instance, in the 10th round you may draft, ?Former high school QB, AKA Big Money at UVA? now under new OC Haley expected to resemble Tony Gonzales? Earl Heath Miller, Jr. HEAAAAAAAAATH!?

If you?re not in my league you should consider the following late round sleepers: Robert Meachem, Titus Young, Jacqizz Rogers, Jacob Tamme, and Matt Ryan. Have fun and good luck!

3 Ways to Keep Disaster-Proof Finances - Smart Finance Management

In August 2005, the people of the gulf coast United States suffered record losses of life, homes and businesses from Hurricane Katrina. Has Toronto's condo roller coaster peaked? - Financial Post

Toronto?s sizzling condo market has peaked, and developers are just waiting to see where the roller coaster goes next, says a housing research firm.

?We have hit the peak in the new condo market, we are on the down side of the roller coaster,? Ben Myers, executive vice president of Urbanation Inc., said in a phone interview. ?We will really have to see how the developers react to a little bit of the slowing in the market, if they hold off on new launches.?

Canada?s biggest city is being transformed by a wave of new condos as low interest rates and a stable economy draw investors and individual buyers to downtown projects. Finance Minister Flaherty tightened mortgage lending rules in June and criticized ?continuous building, without restriction? of condos while the central bank says record consumer debt and the chance of a sudden housing correction are major risks to the economy.

On Tuesday data showed that the value of building permits fell less than expected as a gain in housing offset a steep decline in non-residential construction plans.

Permits dropped 2.5% in June, compared with a 3.6% fall expected by analysts, seasonally adjusted data by Statistics Canada showed on Tuesday.

Housing permits rose for the second straight month after four consecutive declines, advancing 4.2% following a revised 9.6% jump in May.

Permits for single-family units and for multiple-family units both rose in value by 4.2%. The central province of Ontario led the gains in both categories.

Non-residential permits fell 12.3% following a 3.6% increase in May, mainly because of weaker construction plans for government buildings in the Western province of British Columbia and for medical facilities in Alberta.

Although Canadian home prices hit a third straight record high in June, extending a steady climb that had triggered fears of a property bubble, a slowdown in the pace of price increases suggested the red-hot housing market is cooling.

Record Projects

New downtown projects in Toronto include Cinema Tower by Daniels Corp. and Pemberton Group?s U Condominiums. There are a record 196 condo projects with 52,695 units under construction in Toronto, according to Urbanation, allowing investors who dominate the market for new units to become ?a little pickier on the projects they are holding out for? Myers said.

Howard Youhanan of Condoman Realty Inc., said some investors ?will never see a return? because ?the builders overpriced the units in the first place.?

Condo sales dropped 10% in July from a year earlier to 1,753 units and the average price fell 1% to $328,216, the city?s real estate board said Aug. 3. Prices have fallen 11% since February, according to Bloomberg calculations using Toronto Real Estate Board figures, and were little changed in July from a year earlier, ending annual price gains that peaked at 22% in October.

Housing research company Urbanation also reported Aug. 2 that new condo sales plunged 50% in the second quarter to 4,769, from a record high a year earlier while there were a record 18,123 unsold new units.

The increase in unsold condos has been moderated by a decline in the stockpile of low-rise units, suggesting there isn?t a problem with oversupply according to George Carras, president of RealNet Canada Inc., a real estate data seller. He said the 25,930 unsold homes in the first half of the year are close to the average since 2000, according to his company?s figures.

Mortgage Restrictions

Mortgage restrictions and provincial rules limiting Toronto land use may drive up prices by limiting the supply of new condos, he said. About half of condo projects that have pre-sold 70% of the units haven?t begun construction, he said.

?The tightening of credit is causing a restraint around the ability of traditionally-sold projects to move into construction,? Carras said. ?Tightening of credit could have the exact opposite outcomes to what they might be expecting.?

The tougher lending rules are the latest in a series of measures that have raised monthly payments for a typical first- time homebuyer by 25%, said Derek Holt, Scotiabank?s vice-president of economics in Toronto.

?The regulatory part of the picture will be an additional downside for housing markets to deal with for a long time yet,? Holt said. ?This is the market going through a correction that I think is needed to hopefully avoid what would have been an even worse outcome.?

Household Debt

The tighter mortgage rules came after Bank of Canada Governor Mark Carney said that record household debts posed the biggest domestic risk to the financial system. The ratio of household debt to disposable income reached about 154% in the first quarter, higher than the U.S. figure of 141%.

Carney has kept his key lending rate at 1% since September 2010, the longest pause since the 1950s, and in July cut his economic growth forecast citing global weakness and the weakest export recovery since World War II. The central bank?s July 18 forecast also said that housing investment will make no contribution to economic growth in 2013 or 2014 after signs of ?overbuilding?

?You don?t even need a collapse scenario in housing markets to keep the Bank of Canada on hold for some time yet,? said Holt, who last week pushed back his forecast for a rate increase until 2014 due to weak economic growth including housing demand.

?Industry Sentiment

The Real Property Association of Canada said Aug. 2 that an index of industry sentiment fell to the lowest level in three years in the third quarter because of concern about a slowing economy. The measure, compiled by FPL Advisory Group fell to 58 from 63 in the second quarter, with readings greater than 50 still suggesting ?positive trends.? The industry group says its members own more than $180 billion in real estate assets.

Toronto isn?t in the middle of a condominium bubble because record construction of new units is being matched by the demands of the city?s growth, Royal Bank of Canada economist Robert Hogue wrote in a report last month. He said that condo prices may fall by as much as 7% on a quarterly basis from their peak because of tighter regulations, increased supply of new units and decrease affordability. Flaherty in June lowered the longest mortgage amortization to 25 years from 30 years and capped debt payments at 39% of income.

Standard & Poor?s cut its outlook to negative from stable on seven Canadian banks July 27, including Toronto-based Royal Bank of Canada and Toronto-Dominion Bank, citing a prolonged increase in housing prices and consumer indebtedness.

?Policy Initiatives?

S&P, which said it might lower the ratings on Royal Bank of Canada and Toronto-Dominion one level, said it ?will continue to consider the impact of recent government and regulatory policy initiatives to curtail potential systemic risk arising from the housing sector as well as assess Canada?s relative performance vis-?-vis its global peers.? Royal Bank of Canada and Toronto-Dominion are rated AA- by S&P, the fourth-highest level.

Flaherty?s tightening may help the market because it ?codified what an affordable situation was,? said Jason Mercer, senior manager of market analysis for the Toronto Real Estate Board. Toronto homes in general still are well below the payment limits, suggesting there is more scope for price and sales gains, he said.

The average five-year mortgage rate was 5.24% last week, down from a peak of 7.54% in December 2007 and close to the lowest since the 1950s.

?New Units

There are still signs that buyers and sellers are keen for new units. The Ontario Place provincial park should be sold to housing that may include condos, according to a report written for the government by former Progressive Conservative leader John Tory, while Daniel Valencia Mizrachi says he has five clients who want to rent a condo and he can?t submit their offers fast enough to secure them a place to live.

?All the rental condos are rented in a few days, and normally above the asking prices. Now they are asking for one bedroom plus den? $1,900, which doesn?t make sense, and people are ready to pay that,? he said. ?The market will be safe for another two or three years, no problem.?

Myers at Urbanation said one the way he will know where the ?roller coaster? is going is whether developers start cutting prices on new units, which can rattle new homebuyers.

?That?s a sign that the market is really going south,? he said. ?I am hoping it doesn?t go all the way down to the bottom, I hope it?s a smooth landing.?
